What San Antonio Actually Allows - No Fluff

The city of San Antonio permits ADUs on most single-family residential lots. Here is what the rules actually say, in plain language:

Size

Your ADU can be up to 800 square feet, or up to half the square footage of your main house - whichever is larger. The maximum is capped at 1,600 square feet.

So if your main house is 1,800 square feet, your ADU can be up to 900 square feet (half of 1,800). If your main house is 1,200 square feet, your ADU can be up to 800 square feet (since 800 is larger than half of 1,200).

That is a meaningful amount of space. A well-designed 800-square-foot unit is a full one-bedroom or two-bedroom apartment.

Height and Placement

Two stories maximum. Twenty-five feet tall maximum. The ADU must be located in your back or side yard - not in front of the primary home.

The Owner-Occupancy Rule

This is the one people always ask about. Either you have to live in the main house, or you have to live in the ADU. You cannot simply build a second unit, move out, and rent both.
